Job DetailsJob Summary: The Maintenance Lead is responsible for ensuring that all Maintenance work orders are completed to an acceptable level in a timely manner. The Maintenance Lead is to assist the Maintenance Supervisor in maintaining the physical integrity of the community. This involves insuring a safe, secure and comfortable living environment for residents, visitors and staff. Work requires performing duties independently with the responsibility for adapting tools and materials to assigned projects and applying discretion in determining proper work methods and procedures or in analyzing preventative maintenance needs. He/She responds to maintenance and repair needs, as required by department procedures. He/She continually strives to increase his/her working knowledge of the property. He/She is to conduct business in a manner that attracts and retains residents by performing the following duties and all other related duties as assigned.

Job Duties:

  • Assist in the planning, scheduling, and oversight of maintenance projects and preventative maintenance programs, demonstrating a continuous effort to improve operations, decrease turnaround times, streamline work processes, and work cooperatively and jointly with the maintenance department and
  • Train and assist maintenance personnel to perform maintenance work in compliance with established time
  • Review work in progress to ensure compliance with operational procedures, safety standards, base requirements, and state law. Discuss work performance with the Maintenance Supervisor to ensure professional work is being accomplished in each unit or at each job site. Identify negative trends or potential problems and coordinates findings with the Maintenance Supervisor or
  • Complete tasks using the standard methods, materials, tools, and equipment of the facilities maintenance and carpentry
  • Complete tasks using the methods, materials, tools, equipment and practices of related facility maintenance disciplines such as HVAC, controls, mechanical, and
  • Adhere to the occupational hazards and safety precautions necessary in facilities maintenance and carpentry
  • Participate in an On-Call emergency schedule for evening, weekend and holiday
  • Installs new equipment, appliances, fixtures, and parts; modify existing systems; perform
  • Perform repairs on appliances, heating systems, fixtures, switches, and outlets, as well as completing preventative maintenance on HVAC, and boiler, water heater and air circulation
  • Perform carpentry work in the renovation, alteration, and maintenance of buildings, floors, roofs, partitions, doors, windows, wooden fixtures, sheetrock, tiling, and other housing components and playground
  • Perform installation and plumbing work (such as cleaning stoppages and replacing fittings) on boilers, furnaces, water heaters and pumps.
  • Perform lockout response, as needed. Verifying tenant/roommate list and responding in a timely
  • Inspect units to determine damages to the unit and the specific Maintenance
  • Responsible for reporting units that are seen as presenting any health, fire or safety
  • Occasionally assist in custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in common areas, residential units and in other work
  • Assist in grounds work when necessary, including grounds policing and common area trash pick-up.
  • Occasionally distribute resident communications when requested.
  • Perform scheduled maintenance on all equipment utilized, when appropriate and available, manufacturer’s recommendations and operating
  • Maintain safe, organized, clean work areas and work
  • Participate in work-safety
  • May be required to cover work hours that are in addition to normally scheduled
  • Work as team player and when requested assist job duties in areas other than repair, maintenance, change of occupancy maintenance, janitorial, custodial, grounds,

Minimum Qualifications:

  • High School diploma or equivalent
  • Valid Alaska Driver’s License
  • Ability to be insured by company’s auto insurance
  • More than two years of progressively responsible experience in facilities maintenance, building construction or the following trades: carpentry, electrical, HVAC, plumbing, welding, or auto mechanics preferred
  • Prior supervisory experience preferred
  • Ability to understand and execute oral and written
  • Ability to work independently and willingness to
